Barriers to Innovative Housing Models

Overview

The prevailing development settings in New Zealand severely limit the number of innovative housing models that can succeed at present. Current regulation, legislation, finance and lending, and land acquisition and underwriting systems do not adequately address this type of housing development. This means that those wishing to pursue this form of housing have to seek and pay for (expensive) bespoke legal advice. Without bespoke legal advice on each project, they encounter barriers that undermine project viability. Additionally, a lack of political support, as well as public awareness and acceptance of these models, further impedes upon successful delivery and possibilities of up scaling.
